ConvertMyLoan started with a spreadsheet and a lot of second-guessing. A few years ago I was a renter obsessed with the idea of buying, staying up late toggling cells to figure out whether I could actually afford the two-bedroom I kept driving past. The problem wasn't a lack of calculators online — it was that most of them answered the lender's question ("how big a loan can we sell you?") instead of mine ("should I do this at all, and what will it honestly cost?"). So I rebuilt the math the way I wished someone had explained it to me.

This site is deliberately narrow. It's for first-time home buyers — the rent-vs-buy, affordability, down-payment, PMI, and refinance crowd — rather than a catch-all finance directory. Every tool here maps to a real moment in a first purchase, and every guide is written to be read at a kitchen table, not a trading desk. I'd rather one person decide to keep renting for the right reasons than have a thousand rush into a payment they'll resent.

I write and maintain the calculators and guides on ConvertMyLoan. I'm not a loan officer and I don't sell mortgages, which means I have no reason to nudge you toward "yes." My only job is to make the numbers clear so your decision is genuinely yours. The tools are free, require no account, and I keep the explanations plain on purpose — first-time buying is intimidating enough without jargon piled on top.
